Following are some frequently asked questions (and answers) regarding our community. Does Grande Woods North rent homes? Grande Woods North does not rent homes, and tenants are not permitted to sublet homes. Grande Woods North owns the land the homes are placed upon, the tenants own the homes and pay a “lot rent” for the land. The lot rent includes sewer, water, property tax, school tax, and weekly trash collection. Tenants are responsible for their own utilities such as gas, electric, cable, and phone. Is Grande Woods North an age-restricted community? No, Grande Woods North is not an age-restricted community. Is Grande Woods North a year-round park? Grande Woods North has many tenants who reside here year-round. We also have many tenants who spend only weekends or the summer season in Grande Woods North. Whether a tenant resides here year-round or part-time, the lot rent is due on the first day of the month for all twelve months of the year. How does one
go about purchasing a home in Grande Woods
North? The first step is to find a home you are interested in purchasing. Next, call the Grande Woods North office at 609-465-7039 to schedule an appointment to see the home and discuss the requirements for tenancy. If I find a
home I am interested in purchasing, how do I proceed? After you have decided you are interested in purchasing a home in Grande Woods North, you should provide Grande Woods North with a monetary deposit for the home. All prospective tenants must complete our Application for Residency (anyone who intends to reside in the home must be included on the application). There is a $45.00 per person non-refundable application fee that is due at the time the application is submitted for consideration. Grande Woods North will conduct a credit and criminal history review on all prospective tenants. What are the
basic requirements for tenancy in Grande
Woods
North? The prospective tenant must meet certain qualifications for tenancy which include but are not limited to adequate monthly income to consistently pay the monthly expenses including but not limited to the monthly lot rent, personal utilities, and other necessities, as well as satisfactory past credit history and no criminal history. The person who will be residing in the home must meet all requirements on his/her own merit (i.e., income of another person who does not intend to actually live in the home cannot be considered for the person applying for tenancy). What fees are required to purchase a home in Grande Woods North? Once a prospective tenant has been approved for tenancy, Grande Woods North will conduct a settlement with the new tenant. The new tenant must sign the Lease Agreement and Rules & Regulations at the time of settlement. Does Grande Woods North allow pets? Grande Woods North has a strict pet rule. No Rottweilers, Pitbulls, or Dobermans. Other dog breeds subject to Landlord’s approval. No exotic or uncommon or undomesticated or excessively large pets shall be kept. There are no exceptions to this rule. |
